What are Glasgow Vendor Pre-Sale Reports?

The property inspection assists you in knowing any major defects and conditions conducive to structural damage for example: timber roof frame defects, damaged building elements; evidence of mould, lack of ventilation to the subfloor space, rodents inhabiting the roof space; cracking in the internal plasterboard lining and external cladding.  Knowing more about the property you’re deciding to purchase will assist you in determining a dollar figure for remedial or rectification works giving you the power of negotiation.

Are Verbal Reports cheaper?

Yes, verbal reports are cheaper.  You can join the inspector on site and get all the required information then and there or the inspector can phone you with the results of the inspection.  As this is not a professional written report, it is a cheaper option.  However, any major defects will be provided in written format.

Does Glasgow Building Inspections provide Pest Inspections?

Yes we do.  Glasgow Building Inspections can also provide you with Pest Inspections.  We have qualified Pest Inspectors on staff, that have been in the Industry for over 25 years, with the experience and knowledge that are second to none.

Is it cheaper to book a combined Building and Pest Inspection?

Yes it is.  If you require both building and pest inspections, then book a combined inspection, as each individually will be more expensive.

Are Glasgow Building Inspectors, Qualified, Registered and Insured?

Yes, Glasgow Building Inspections employees are all Qualified, Registered and Insured Building Surveyors and Building Inspectors.

You can visit the Victorian Building Authority (VBA) Website, (Registered Practitioners Governing Body), to check any Registered Practitioners Registrations.  Also, we have our I.D. Cards available upon request.

TRADING TERMS

An Inspection agreement between the client and Glasgow Building Inspections shall be entered into prior to the Inspection taking place.  Included in the agreement is the reason for the Inspection and the fee associated with the Inspection.

  • Payment of Invoice to be settled on inspection day prior to any results.
  • Payments can be made by Cash, Cheque or Direct Debit.
  • All Companies engaging Glasgow Building Inspections will be allowed 7 day invoicing based on prior agreement with Glasgow Building Inspections.

CANCELLATION POLICY: Glasgow Building Inspections:

  • Same day cancellation up to 2 hours prior to the confirmed booking time, will incur 80% cancellation fee of the total agreed fee.
  • Same day cancellation within 2 – 5 hours of the confirmed booking time, will incur a 60% cancellation fee of the total agreed fee.
  • Same day cancellation within 5 – 10 hours of the confirmed booking time, will incur a 40% cancellation fee of the total agreed fee.
  • Day prior cancellation to the confirmed booking time, will incur a 20% cancellation fee of the total agreed fee.

What is inspected on site:

We carry out a Building Inspection of the Dwellings internal spaces, roof space, subfloor space, external and roof covering.  We also inspect that there are smoke alarms in place, insulation in the roof space, the roof frame is structurally sound, any cracking, movement, that the footings/stumps are plumb and tied into the bearers, condition of the timber members, window and doors are openable and hardware is not defective, this is not an exhaustive list.  We also inspect any attached or detached structure, for example: Veranda, Pergola, Deck, Swimming Pool Fencing, Spa Fencing, Sheds and Garages, for your ‘Peace of Mind’.

Depending on the condition of the property, size and areas to be inspected, the Inspection can take up to hour and a half.  For a Verbal Inspection, join the Inspector on-site and have it all explained to you in person, or the Report can be developed to a computer based format for your records.  The Inspector will phone you after the Inspection to give you an update and what to expect in the Report.
